Researching the cap rate is the last thing Relm does when it builds a pro-forma, so for most of the run there is no cap rate yet. Relm was reading that as a failure and telling you it had fallen back to a 6.50% default — roughly ten seconds into a run that was working perfectly, and long before it had anything to say.
- The false warning is gone. While your pro-forma is running, the cap rate card simply keeps working until the research lands.
- A real problem still reaches you. If the run ends without a cap rate, or the cap rate research itself fails, Relm says so and tells you it is using the 6.50% default, so you can re-run it or enter your own.
- A long run is no longer cut short. A large property whose pro-forma takes more than five minutes used to see the same warning worded as a timeout.
- A momentary service hiccup is no longer reported as a failure. If Relm cannot reach the analysis service for a few seconds, the page now waits rather than announcing a cap rate failure — and a pro-forma in progress is no longer interrupted and reloaded.
