Research beyond a single property.

Research is a chat for the questions around a deal: open RFPs and lease solicitations, zoning hearings, what a city’s code allows, who owns what, and how your own portfolios compare. It reads public records at the source, works across every portfolio in your workspace, and hands back the answer as a report, a table or an Excel model you can open and edit.

Editorial illustration of a deep-navy city district drawn as an architectural map, a frosted-glass lens revealing parcel and zoning linework over one block, on a pale ice-blue gradient.

Key Capabilities

No property needed: ask about a city, a market or an owner
Open RFPs, lease solicitations, zoning hearings and zoning codes
Public records from 2,500+ Northeast government sources, cited per record
Works across your portfolios: violations, comparisons, a comparative DCF
Builds Word, PDF and Excel files that open and edit beside the chat
Nothing runs or spends credits until you confirm

Questions a property page cannot answer.

An Intel Report briefs one building. Research is for everything around it, and it does not need a property in your workspace to start:

  • Deal flow: open RFPs and lease solicitations from public agencies, filtered to the city and use you name
  • Zoning: what a city’s zoning code says about a use, limited to a special district or the base rules, and what came up at recent hearings
  • Owners and markets: who owns what in a market, and the public records behind each owner and building
  • Your portfolios: violations across several portfolios at once, properties side by side, and a comparative DCF built from their saved pro-formas

Every conversation is saved to a history your whole workspace shares, so a teammate can pick it up where you left off.

Read at the source, never guessed.

Research answers from records it actually fetched: the Relm Data library of municipal, county and state sources, zoning codes, court dockets and the documents you attach. Each finding cites the record it came from. A property whose records have not been pulled yet is listed as not checked, never as clean, and a source that could not be reached is reported as exactly that.

Answers you can hand to a committee.

Ask for a memo, a table or a model and Research builds the file. Tables are drawn as a spreadsheet grid you can copy straight into Excel or download as .xlsx. Reports and workbooks open beside the conversation, keep every version, and show the formula behind each cell; open a workbook to change its inputs, or start from one of your workspace’s templates.

You stay in control of every step.

Research can create a portfolio, add an address, or start an Intel Report or a pro-forma for you, but nothing runs until you click Confirm, and any step that costs credits shows its cost first. Reading your own portfolios and opening documents is free; questions and builds are charged in credits.

Frequently asked questions

Do I need to add a property before using Research?
No. Research starts from a question about a city, a market, an owner or your portfolios. You can add a property from the chat if you want an Intel Report on it, after you confirm.
Where does Research get its information?
From records it fetches when you ask: the Relm Data library of government open-data sources across the Northeast, zoning codes, court dockets, the data on your own properties, and documents you attach. Each finding cites its source.
Can Research work with my own portfolios?
Yes. Ask about any portfolio or property in your workspace, compare properties side by side, or build a comparative DCF from their saved pro-formas. A property whose records were never pulled is shown as not checked.
What files can Research produce?
Word, PDF and Excel. Reports and workbooks open beside the chat with every version kept, and workbooks show the formula behind each cell so you can edit inputs in place.
How is Research charged?
In credits. Each question and each file build uses credits; reading your own data, opening documents and previewing a workbook are free. Any action that costs credits shows its cost and waits for you to confirm.
