Section-Scoped Intelligence
The chat analyst operates in the context of whichever section you're viewing. On the Financial page, it knows your current pro-forma assumptions. On the Units page, it can see every unit's details. On the Summary page, it understands the executive analysis. This contextual awareness means you get relevant, precise answers without having to re-explain what you're looking at.
Document & Market Search
Before answering any question or making a recommendation, the AI performs a multi-step search: first your uploaded documents (highest priority), then property data and market comps, then the open internet for current market conditions. When it recommends adjusting vacancy to 5%, it cites the specific submarket data and housing vacancy rates that support the suggestion.
Reviewable Edit Proposals
When you ask the AI to change something — "increase vacancy to 7%" — it doesn't just change the number. It creates a proposal card showing the exact field being changed, the current value, the proposed value, and the cascading impact on NOI, DSCR, IRR, and other dependent metrics. You review the full impact and click Accept or Reject. Every accepted change is logged in version history with the AI's reasoning.
