Running an Intel Report with the financial analysis chained on could take twenty minutes or more, and nothing on screen said so.
- The time we quote is the time it takes. Instead of a fixed "5–15 minutes", we estimate from the size of the building, whether you uploaded a rent roll, and whether the financial analysis runs afterwards. It is shown as an approximate wait — "About 25 min", or a range like "About 30 min–1 h" while we are still learning the size of the job — rather than a time on the clock, because a wait you can check against your watch is a promise we would rather not make. It is one estimate per run: open the property in a second tab and you see the same thing, and once we have measured the pace it only ever gets shorter. When we don't have a time from the server yet, it says "Working on it…" rather than guessing one.
- The financial analysis is now a visible stage. The progress bar used to show a full bar and "8 of 8 sections" while the pro-forma was still being built. It now reads Financials · phase 2 of 3 · 6/18 lines, and the bar never fills until everything is finished.
- Long steps show their own progress. Unit details reads 23 of 47 units as they come in, instead of standing still.
- Results appear as they land. Pro-forma line items now show up on the Financial tab as each one finishes.
- We'll email you when it's ready. Leave the page — or close the tab — and you get an email for the Intel Report and another for the pro-forma. The notification bell still works as before.
- Stop asks what you meant. With the research finished and the pro-forma still running, Stop now offers Stop financials (research is kept), says what is lost, and says what is charged — on the property page, on each section, on portfolio cards and on Cancel All.
- Better on a phone. The stage list and the time estimate stay at the top of the screen, and the "feel free to keep working" message now appears once, on your first run, instead of every time a new stage starts.
