A set of fixes that make the pro-forma, chat and History more accurate.
- Closing costs count toward what you invest. Total Acquisition Cost now includes closing costs (2% of the price unless you change it), and so does the equity you bring to closing. Cash-on-Cash return and equity multiple are measured against that larger amount, so they may read a little lower than before. NOI and yearly cash flow are unchanged.
- The debt service details describe your loan. Open Annual Debt Service and the details list the loan you actually set: amount, rate, term, interest-only years, amortization, and any balloon with the year it is due. Total Acquisition Cost lists the price, closing costs, fee and equity behind its number.
- Applying a chat proposal is faster. Clicking Apply on a financing proposal saves it in one step, so the page updates sooner.
- Chat says when a step did not go through. A step chat could not complete now reads Not applied or Blocked instead of "Done".
- Every proposal stays after a reload. When one chat reply holds the same proposal more than once, every card is still there after you reload.
- A clearer History panel. History shows exact amounts and the name of the person who made each change. Cap rate and other percentage changes show a percentage on both sides of the change.
- Easier to tap. The delete-chat buttons and the History panel's controls are larger on phones and tablets.
