The financing on a pro-forma can now describe the loan you are actually underwriting.
- Interest-only periods, balloons and fees. In the Financing panel, set an interest-only period, an amortization period different from the loan term (a balloon), and an origination fee. Debt service, cash flow, DSCR and the money you bring to closing update straight away.
- The balloon shows where it lands. A Balloon Payment row appears in the year the loan matures. Cash flow includes it; DSCR does not, so the ratio still reflects the property's ability to cover its payments.
- Ask chat to change the loan. Ask for something like "make it a 5-year balloon, interest-only for 5 years, with a 1% fee". Chat shows a card with each change, and nothing is saved until you click Apply. Chat says "proposed" until you do, and tells you when a value is already in place.
- What you type is what gets saved. Changes in the Financing panel are saved exactly as entered, including setting a value back to 0.
- Cleaner totals. Financing, cash flow and valuation sections no longer show a summed header, since those rows don't add up to one number.
- Chat cards behave better. Asking for the same change again shows a new card, dismissed and saved cards stay that way after a reload, negative amounts show their minus sign, times like "2m ago" are right in every time zone, and on phones the chat reopens the conversation you were in. Buttons are easier to tap on phones and tablets.
