The Relm Report is a custom, human-reviewed property report produced by the Relm research team for high-stakes deals. It uses the same engine that powers Relm Pro, but a human analyst validates every number, tunes the narrative, and packages the deliverable for your IC or external audience.
When to use it
- Deals where confidence matters — a $50M+ acquisition, a strategic asset for the fund, anything going to a third-party investor.
- Deals you'd otherwise commission a $5K–$10K third-party report for — Relm Reports run 30–50% less and turn around faster.
- Deals where you need a polished deliverable — the Report is a finished PDF/Word document, not a screenshot of a software UI.
What's in it
A typical Relm Report includes:
- Executive summary — 1-page narrative.
- Property overview — address, asset class, basic facts.
- Market context — submarket, comps, supply pipeline, demand drivers.
- Income story — rents vs market, occupancy, concessions, value-add levers.
- Operating story — expenses vs benchmarks, capex needs.
- Financial model — full 10-year pro-forma with returns summary.
- Risk register — top 5–10 risks with probability/impact framing.

How it differs from the in-app AI Summary
The AI Summary is a generated narrative based on the property's structured data and uploaded documents. It's good — quite good — for fast screening.
The Relm Report layers a human analyst on top:
- They spot-check every cited number against the underlying source.
- They flag issues the AI missed (a comp that's an inter-family transfer, a special assessment that didn't propagate cleanly).
- They tune the narrative voice to be IC-ready.
- They customize sections to your firm's emphasis (e.g. ESG, tax structure, demographic deep-dive).
The Report is a higher-confidence deliverable suitable to attach to an IC memo or send to LPs.

Relm Reports are priced per deliverable. The base price covers a standard scope; deeper customization (longer narrative, more comps, demographic deep-dive) adds.
