The AI Summary section produces the executive-summary narrative for a property — the kind of thing you'd put on the first page of an IC memo. It pulls from every other section card and writes a structured, citation-linked overview.
What's in the summary
The structure is consistent across deals:
- Property overview — address, asset class, units/SF, year built, ownership context.
- Location story — submarket, POIs, demographics, commute patterns.
- Market context — recent comps, asking trends, supply pipeline.
- Income story — in-place rents vs market, vacancy, concessions, loss-to-lease.
- Operating story — expense ratio benchmarks, recurring capex needs, deferred maintenance signals.
- Risks — top 3 risks the AI identifies, ranked.
- Opportunities — top 3 value-add or upside levers, ranked.
- Summary view — short paragraph synthesizing the above.
Every claim links to its source — a section card, a citation chip, a document page.
When to run it
Run AI Summary after the rest of Deep Research is done. It depends on Basic Info, Taxes, Comps, Units, Area Stats, and (when present) Documents. Running it before those sections are populated will work but produce a thinner narrative.
Editing
The summary is regenerable rather than directly editable. If you want a different framing:
- Edit the underlying section cards (correct a comp, override a tax assumption, mark a POI inactive).
- Re-run the AI Summary.
The narrative will reflect the new inputs.
If you have a strict house style or want specific language ("emphasize tax abatement", "soften risk language"), contact support — Enterprise customers can configure a per-org tone preset.
Caveats
- The summary will not invent risks. If there are no obvious risks, it'll say so rather than padding the section. This is intentional — false positives erode trust.
- The summary will not advocate. It's not a sell-side narrative; expect dispassionate language.
- The summary cites everything. If you see an unciteable claim, that's a bug — please report it.
Using the summary in IC memos
A common workflow:
- Run Deep Research → AI Summary.
- Review and edit underlying sections (citations, comps, taxes).
- Re-run AI Summary.
- Copy the narrative into your IC template.
- Either continue editing in your IC tool, or download the Relm Report version for a polished deliverable.
