The AI Summary section produces the executive-summary narrative for a property — the kind of thing you'd put on the first page of an IC memo. On the property overview its card is titled Written Summary. Relm writes it from web research on the property, the property's basic facts, and any documents you've uploaded.
What's in the summary
The structure is consistent across deals:
- Property Overview — key attributes of the property and current market conditions.
- Economic Analysis — cash-flow potential and appreciation outlook.
- Risk Assessment & Opportunities — the opportunities and risk factors the AI identifies, up to five of each.
- Conclusions & Recommendations — an investment thesis, with strengths and considerations.
The summary's sources — the web pages it used and any of your documents it drew on — are listed with it.
When it runs
The summary is written automatically as part of an Intel Report. If you later upload documents or correct the underlying facts, rerun it with Rerun on the AI Summary page to pick up the new inputs.
Editing
You can edit the summary directly: open the AI Summary page, click Edit, change any paragraph or list item, and click Save Changes.
If you want a different framing from the AI instead:
- Edit the underlying section cards (correct a comp, override a tax figure, upload documents).
- Re-run the AI Summary.
The narrative will reflect the new inputs. Rerunning replaces the summary, including any wording you edited by hand.
Caveats
- The summary will not invent risks. If there are no obvious risks, it'll say so rather than padding the section. This is intentional — false positives erode trust.
- The summary will not advocate. It's not a sell-side narrative; expect dispassionate language.
- The summary cites its sources. If you see a claim you can't trace, that's a bug — please report it.
Using the summary in IC memos
A common workflow:
- Run an Intel Report, then review the AI Summary.
- Review and edit underlying sections (comps, taxes, documents).
- Re-run AI Summary, or edit its wording directly.
- Copy the narrative into your IC template.
- Either continue editing in your IC tool, or request a Relm Report — a human-reviewed version — for a polished deliverable.
