Add a property by address

Three ways to start a property — address search, paste from clipboard, or upload an OM/rent roll first.

Adding a property to Relm is the start of every workflow. There are three reliable paths in.

Path 1: Address search on /dash (fastest)

This is the recommended path for almost everything.

  1. From /dash, click into the address search bar at the top of the page.
  2. Start typing the property's street address. Autocomplete suggestions appear after a few characters.
  3. Pick the suggestion that matches.
  4. Relm opens an address preview with the property's basic record (assessed value, owner, last sale).
  5. Click Add to portfolio and pick which portfolio it should land in.

The property is now created. Relm doesn't auto-run Deep Research yet — you start that explicitly from the workspace (see below).

Path 2: Add from a portfolio detail page

If you're already inside a portfolio:

  1. Click + Add property on the portfolio page.
  2. Type the address in the same way.
  3. Confirm. The property lands in this portfolio directly — no picker.

This is the fastest path when you know which portfolio is the destination.

Path 3: Upload-first

If you have an offering memorandum, rent roll, or P&L for a deal you haven't formally created yet:

  1. Add the property by address as in Path 1 or 2.
  2. On the property workspace, click Upload documents.
  3. Drag in your files. Relm OCRs them and attaches them to this property.
  4. Then start Deep Research — it'll pick up your documents as a primary source.

We don't currently support "create property from rent roll" without an address; the address is the anchor for tax, comps, and area data.

What happens after add

When a property is created:

  • It appears as a card on the portfolio.
  • A skeleton workspace is created with empty section cards.
  • Address-derived basic facts (assessed value, parcel ID, owner of record) are populated immediately from the address-search response.
  • Deep Research is not auto-started — you trigger it manually so you can decide whether to upload documents first.

Adding a property in two portfolios

Properties live in exactly one portfolio. If a deal genuinely belongs in two pipelines (e.g. "2026 Acquisitions" and "Sunbelt Fund III"), pick the canonical home and reference it from the other where needed. We don't support multi-portfolio membership today.

Bulk add

If you have a CSV or list of 10+ addresses to evaluate, contact support — we can run a bulk import for Enterprise customers. There's no UI for it today.
