If you'd rather hit the ground running than read through every help article, this page is your map. Five minutes, five stops.

Relm also ships an in-app guided tour the first time you land on /dash — follow the highlights if you prefer clicking through instead of reading.

Stop 1: /dash — Home

When you sign in, you land on /dash. This is your launch pad.

  • The address search at the top opens a free Instant Preview (Street View, facts, nearby) — it does not burn credits until you add the property and run Deep Search.
  • Demo Portfolio (when present) lets you explore a sample workspace before your first real deal.
  • Recent searches show your last few address lookups so you can resume mid-screening.
  • Portfolio cards below show your portfolios at a glance.

Stop 2: A portfolio

Click any portfolio card and you'll land on the portfolio detail. From here:

  • Add a property by address.
  • Click into an existing property to open its workspace.
  • See aggregate finances across the portfolio (Enterprise tier).
  • Delete the portfolio (admin only).

Stop 3: A property workspace

This is where most of your time will be spent. The workspace is built around section cards — Basic Info, Taxes, Points of Interest, Area Stats, Comps, Units, AI Summary, Documents, Financial. Each card is a tile on the overview and a deep-dive subpage.

The first time you open a property:

  1. Optional: upload a rent roll, OM, or P&L. Relm will OCR and index them.
  2. Click Start Deep Search to kick off the agents (pick an AI provider if your org offers more than one).
  3. Watch the section cards populate as each agent finishes — financial analysis auto-runs after research completes.

A research run takes 5–10 minutes depending on the property. You can leave the page and come back; it'll keep going.

Stop 4: The chat panel

On every property workspace there's an AI chat panel on the right. It's grounded in the property's data and any uploaded documents. Things to try:

  • "What's the in-place vacancy?"
  • "Summarize the unit mix."
  • "What are the three biggest risks in this deal?"
  • "Why did you assume 3% rent growth?"

Every answer cites where it came from — a source URL, a document page, or a section card. If a fact looks wrong, click the citation to inspect it.

Stop 5: Generate or refine a pro-forma

After Deep Search, financials usually already exist. Open Financial to review the 10-year NOI build-up, capital plan, and debt-service schedule — or click Generate / Regenerate Pro-Forma if you need a fresh run. Every assumption is editable. Every cell traces back to either a source or an explicit assumption.

When you're done, you can:

  • Export to Excel — download a .xlsx with the model live.
  • Push-back from Excel — edit in Excel, sync changes back to Relm via the Excel add-in.
  • Run a Relm Report — for high-stakes deals, our team validates the model and produces a polished PDF.

Developers: API & MCP
