On the Self-Serve plan, analyses are charged in credits. You get 450 credits per month, and unused credits bank up to a maximum of 1,800. Each run is charged when it completes, based on the data and AI work it actually delivers. This page is the operational guide; for the billing-side detail see Credits explained.
The basic math
- +450 credits added to your balance at the start of each calendar month.
- A full property analysis (Deep Search + financial pro-forma) uses about 150 credits — closer to 100 for a small property, up to around 300 for a large multi-unit property.
- A financial pro-forma alone typically runs 30–110 credits depending on property size.
- Max banked balance: 1,800. Monthly credits above that don't accumulate. Top-up credits are exempt from the cap and never expire.
- Enterprise: starts with 5,000 credits; credits are added with each paid invoice, accumulate, and never expire.
The monthly 450 works out to roughly three full property analyses.
What uses credits
- Running a full analysis (Deep Search + pro-forma generation) — yes. Charged when the run completes, based on what it delivered.
- Re-generating the pro-forma — yes, each re-generation is charged like a new run.
- Re-running individual sections (Comps, Taxes, etc.) — no. These are refinements and aren't billed like a full run.
- Saving manual edits — no, free.
- Excel export — no, free.
- Push-back from Excel — no, free.
So if you run one full analysis, then iterate via manual edits and saves, you've paid for exactly one run on that property.
What if I delete a property
Deleting a property does not refund credits. The research and AI work was already delivered when the run completed, so the charge stands.
Topping up
If the monthly allowance isn't enough, buy a top-up pack on the Billing page:
- 150 credits — $15 (≈ one full property analysis)
- 500 credits — $45
- 1,000 credits — $85
Top-ups apply instantly, stack on top of your monthly allowance, aren't subject to the 1,800 banking cap, and never expire.
Where to see your balance
Open the Billing page. It shows "Credit balance: N credits remaining · M used this cycle" alongside your subscription details.
Running out
If you run out of credits mid-month:
- Your existing analyses and data stay accessible. Nothing is locked away — only new full analyses pause.
- Wait for the refill. 450 more land at the start of the next calendar month.
- Buy a top-up pack. Applies instantly, right from the Billing page.
- Upgrade to Enterprise. A 5,000-credit starting allowance plus invoice-based top-ups that never expire.
