On the Self-Serve plan, generating a pro-forma costs one credit. You get 3 credits per month, and unused credits bank up to a maximum of 12. This page is the operational guide; for the billing-side detail see Pro-forma credits explained.
The basic math
- +3 credits added to your balance on the first day of each billing cycle.
- −1 credit deducted each time you generate a pro-forma.
- Max balance: 12. Anything past 12 doesn't accumulate (use it or lose it).
- Enterprise: unlimited generations, no credit accounting.
What counts as "generating a pro-forma"
- Clicking Generate Pro-Forma for the first time on a property — yes, costs a credit.
- Clicking Re-generate — yes, each re-generation is a separate credit.
- Saving manual edits — no, free.
- Re-running other Deep Research sections (Comps, Taxes, etc.) — no, free.
- Excel export — no, free.
- Push-back from Excel — no, free.
So if you generate once, then iterate via manual edits and saves, you've spent exactly one credit on that property.
What if I delete a property
When you delete a property, the credit used for its most recent pro-forma generation is restored to your balance, subject to the 12-credit cap.
Example:
- Balance is 8 credits.
- You generate a pro-forma for Property A → balance is 7.
- You generate a pro-forma for Property B → balance is 6.
- You delete Property A → balance is 7 (restored).
- You delete Property B → balance is 8 (restored).
The restoration only applies to the most recent generation for that property — if you re-generated five times, only the last credit is restored.
If your balance is at the 12 cap when you delete a property, no credit is added (the cap holds).
Where to see your balance
Open Settings → Billing. The credit balance is shown alongside your subscription details. The Financial section header on every property also shows your remaining balance when you're about to generate.
Running out
If you run out of credits mid-month:
- Wait for the next cycle. 3 more land on day 1.
- Upgrade to Enterprise. Unlimited generations, no credit accounting.
- Reach out. For occasional one-off needs we can help; we don't sell credit packs as a separate SKU.
