Glossary — Organization, Portfolio, Property, DeepSearch, Pro-Forma

The five concepts that define how Relm Pro is organized, with a one-line definition for each.

Relm Pro has its own short vocabulary. If you've ever seen "DeepSearch" or "Pro-Forma" in the UI and wondered what the boundary is, this is the page.

Organization

The top-level container. An Organization is your team's workspace — billing, member roles, portfolios, and properties all hang off it. Most users are members of exactly one organization. If you switch employers or join a new firm, you'll be invited into a new organization rather than re-using your old one.

Portfolio

A grouping of properties. Portfolios are how you slice deals into pipelines, funds, or geographies. You can keep "2026 Acquisitions" and "Sunbelt Pipeline" as separate portfolios. Self-Serve plans get one portfolio; Enterprise plans get unlimited.

Property

A single underwritten asset. A Property has an address, a workspace with section cards (basic info, taxes, comps, units, financial, etc.), uploaded documents, a chat history, and a 10-year pro-forma. Most of your time in Relm is spent inside a property workspace.

DeepSearch

The research engine. DeepSearch (also called "Deep Research" in the UI) is the orchestrated set of AI agents that gather data about a property from public records, listing sites, third-party data providers, and your uploaded documents. A DeepSearch run is what populates each section card with values, sources, and citations.

Pro-Forma

The 10-year financial model. The Pro-Forma is a generated NOI build-up + capital plan + debt-service schedule with assumptions you can edit. The Net Cash Flow line is computed as NCF = NOI + Capital Items - Debt Service. The model lives at the property level and can be exported to Excel, with edits round-tripping back via the Excel add-in.

  • Section card — One of the tiles on a property's overview (Basic Info, Taxes, POIs, Area Stats, Comps, Units, AI Summary, Documents, Financial, Market Analysis). Each one has its own subpage.
  • Citation — A link or reference back to the source of a number. Every value Relm produces should have one.
  • Lock — A short-lived hold a user takes when they enter Edit Mode on a property, so two analysts don't overwrite each other's work.
  • Pro-forma credit — On Self-Serve, each generated pro-forma costs one credit. You get 3/month and can bank up to 12.
